Why there are no listings here
Listing sites have the inventory; what they don’t tell you is whether a property is worth the asking price, or whether you can borrow against it. This site is the other half: the underwriting a buyer does before calling the broker back, and the financing check before signing a contract.
The one inventory we do show is the kind the listing sites mostly don’t: properties that government agencies and the FDIC are selling at auction or by sealed bid, read from the agencies’ own pages and read again every day.
Who’s behind it
Commercialrealestatefor.sale is run by Janover Capital LLC, a commercial mortgage capital markets advisory firm. It doesn’t sell property or act for buyers or sellers. When a deal pencils, the financing request goes to Janover Capital, and a person replies.
Questions people ask
How do I know what to offer on a commercial property?
Work backward from the return you need. Estimate net operating income honestly (vacancy, expenses, taxes, insurance), set the loan terms you can actually get, and solve for the price that hits your target IRR. The underwriting calculator here does that solve for you.
Where can I find distressed or government-owned commercial property for sale?
The U.S. Treasury auctions seized real estate, GSA sells surplus federal property at realestatesales.gov, state transportation departments such as Caltrans sell excess land, and the FDIC sells loans and real estate from failed banks. The public sales watch on this site tracks the Treasury, Caltrans and FDIC listings.
